At Alana + Kelly Design, we can assist with planning of new builds, renovations, interior design, decoration or all of the above. No project is too big or small - if its special to you, its special to us. We strive to make the design process as streamlined and enjoyable as possible - after all, you are getting a wonderful new home or space
at the end of this- so let’s have fun! We achieve success by following our 5-phase process:
Phase 1: The Consultation
Every project begins with a 30 minute discovery call to find out more about you and your dream project. If we are in alignment, we schedule an in
home consultation to better understand the scope of your project, offer ideas, suggestions and understand the feasibility of the project.
From here we give a proposal on our services and preliminary pricing.
Phase 2: Planning & Preliminary Design
We schedule a kick off meeting with both Alana and Kelly to get into all the dream details of your project. We take all your wishlist and prepare our
design direction, proposed plans for your new space and have a meeting to review preliminary budgets.
Phase 3: Architectural Design
Alana puts together the construction package, coordinates with all of the applicable consultants (HVAC, structural engineer and grading)
and applies for your building permit!
Phase 4: Interior Design
Kelly gets to work creating a beautiful, livable and functional interior. We prepare detailed floor plans, elevations, lighting, and electrical plans so that every
detail is carefully curated. We select all the finishes, lighting, hardware and colour schemes. If your project allows, we also love to select all of the furnishings
and decorative accessories. We invite you to our studio space to have a big design presentation meeting to see how your space is going to come to life!
From here we make sure you are happy with every detail and issue you drawing and finish package for construction!
Phase 5: Implementation & Construction
There are so many elements that help a project run smoothly- we can help with all of them. Our team can assist with ordering and managing deliveries
as well as regular site visits to ensure the design is being executed to our vision. We love to help our clients style out the finish space, photograph and we close
out the project handing you over the key to your wonderful new space!
Custom Build or Full Renovation
Permit Drawings, Working Drawings & Millwork Packages
Full design can mean different things for every project. Below are some of services we can provide to help the renovation or custom build process.
Depending on the size of the project, this can include the following:

Reflected Ceiling plans

Details of construction/millwork assemblies

Additions and Interior Alteration permit packages
Finishes and Material Selections
Source and select all of the components to complete the design.

All of these items are then documented in spreadsheets for trades to easily use and implement.
Implementation
During the implementation stage, we liaise with the contractor and trades and any vendors to ensure the design vision is carried out as per the drawings and materials. With any custom build or renovation, there are always challenges so we schedule regular site visits to help problem solve.
Architectural
We work together to develop a design package that includes all of your wants and needs, while considering all Zoning by-law requirements and Ontario Building Code requirements. The development of this package will result in a full construction & permit drawing set that will include:

Building Sections
We manage all coordination of the required consultants including truss & floor designs, HVAC designs, structural drawings & grading drawings (if required). This ensures every aspect of the build has been considered and has been coordinated for permit and construction. The permit process is handled from application to permit pickup by our team.
Design & Decor Consultation
This two-hour in-home consultation is great for the homeowners who want some design direction to execute themselves but don't want the expense of full-service design and implementation.
FLAT FEE $500 (+HST)
